Sayaji Hotels Limited, one of India’s leading hospitality brands, is stepping into a new frontier —
the branded residential real estate market. The company’s Board of Directors has approved a
series of strategic agreements for an upcoming project in Nava Raipur Atal Nagar,
Chhattisgarh, marking a significant expansion of the Sayaji legacy beyond hotels and resorts.
Under the new plan, Sayaji Hotels will collaborate with SRSB Infrastructure Private Limited,
holding a 26% stake in the company.
The partnership also includes Zodiac Dealers Pvt. Ltd., Shri Balaji Industrial Engineering Ltd., and SMS Ltd. This collaboration will lead to the creation
of Sayaji-branded residences on an 18.64-acre plot, blending luxury living with the comfort and
service quality the Sayaji name is known for.
To ensure smooth execution, Sayaji has signed three key operational agreements with SRSB
Infrastructure — covering marketing and licensing, technical services, and management
services. These agreements are designed to bring Sayaji’s signature hospitality expertise into
every aspect of the project, from design and branding to daily operations.
Financially, this venture promises strong returns. The agreements are expected to generate
around ₹3.90 crore in fees over the initial term, with management agreements lasting 10 years
(and extendable by 5 more), while license and technical service agreements will run for 5 years
each.
The project’s framework aligns with the Request for Proposal (RFP) and Notice of Award issued
by the Nava Raipur Atal Nagar Vikas Pradhikaran (NRANVP) on August 4, 2025, under Tender
No. 163216 — ensuring that all developments meet official urban planning and design standards.
From a strategic perspective, this move marks a bold step in Sayaji Hotels’ growth journey. By venturing into branded residences, the company is:
